Barnsley property market report for the first half of 2020
2020 has certainly not been the most “normal” of years. Firstly, Brexit was pushed further forward, and then came the Coronavirus. For approximately half of the year,, both the UK and a vast amount of the world has been in lockdown. At the time of writing this blog, lockdown measures are being partly lifted and we are slowly getting used to a new normal.
Despite all of the above, the housing market has continued to march on. Since lockdown, sales have taken off as a pent up demand to move has been released.
Let’s take a closer look at what happened in the Barnsley market (S70-S75) during the first half of the year:
Popular prices:*
During that time, 1,298 properties were sold subject to contract. Up to the same point last year, the total sales were 1,597. Bearing in mind, the market was severely restricted during lockdown, the sales figures are very impressive for the year. A breakdown of the sales is as follows:
Properties up to £125,000 were the most popular price bracket, accounting for approximately half of the total sales in Barnsley. The higher end of the market (over £500,000) was surprisingly buoyant, with a property within the price bracket being sold, subject to contract, almost twice per month.
What were the most popular house types?
Barnsley has a diverse breakdown of house types. As a mining town, traditionally properties were made up predominantly of terraced homes. As the town has been developed, various new homes have been built which has created a true mix of different house types.

In comparison to the first half of 2019, the numbers are different, but the percentages remain very similar. Terraced and semi-detached properties make up the vast majority of total sales in the borough.
What were the most popular postcodes?
The most popular postcodes were as follows:*
S70 and S75 were the most popular postcodes for the number of sales. This is to be expected, as both postcodes have the highest density of properties within their catchment.
During the year, 1,676 properties were listed for sale. We anticipate that number to be very similar, or more, for the second half of the year. The summer seasonal slow down is not expected to hit as usual as people seem far more reluctant to go on holiday.
